During the first five months of 2023, the behavior of rental costs in Bogotá has developed in a varied environment. While some neighborhoods have experienced increases of up to 47 percent, compared to the same period of the previous year, others have had drops of up to 19 percent.according to the real estate portal Properati.

According to the data collected by the platform, until May the rent in apartments increased in 98 of the 105 neighborhoods analyzed by its experts, in addition, the capital has had an average increase in the cost of the rental fee that reaches 16 percent.

Of the 105 neighborhoods analyzed by Properati, 98 had rent increases.

It should be noted that in order to carry out the analysis and compare prices in all the neighborhoods of the city, Properati reduce the average cost of rent in an apartment of 70 square metersin order to present the data more accurately.

The neighborhoods where the rent went up

The neighborhood of La Castellana in the town of Barrios Unidos is the one that had the highest increase in rental fees, with an increase of 47 percent. From January to May, the average cost went from $2,002,000 to $2,960,000.

In second place is New Zealand, in Suba. This western neighborhood presented a 47 percent increase in rents, however, the costs of these units are lower than those registered in La Castellana, since in January it lost an average rent of $1,348,725 and went to $1,982,866 in May.

In third place is Ciudad Techo II in Kennedy, where the rent went from $1,364,298 in January to $1,994,683 in May, an increase of 46 percent. In fourth is Santa Bárbara Oriental, in Usaquén, going from $2,237,706 to $3,239,058, 45 percent compared to the same period of the previous year and in fifth place Las Flores in Suba, with an increase of 43 percent; it went from $1,165,098 to $1,666,341.

Neighborhoods where the rental fee was reduced

Unlike the previous one, only in 7 of the 105 neighborhoods analyzed did the cost of rent drop. Las Nieves, in La Candelaria, is the sector where the rental price owes the most between January and Mayit went from $2,173,000 to $1,766,000, which represents a fall of 19 percent.

The fall goes from 16 percent to 1 percent, according to Properati.

Finally, according to the figures, cut off in May 2023, The most expensive neighborhoods to rent in the capital are: Santa Ana, in the town of Usaquén, with an average cost of $4,213,320; La Cabrera, in Chapinero, with $4,168,732 and Ciudad Salitre Nororiental, in Teusquillo, with $4,045,446.

Other neighborhoods like El Retiro, in Chapinero; San Gabriel Norte II, in Usaquén; and Emmaus, in Chapinero, also make up the ‘ranking’ of the most expensive to rent.

In the case of the first, the average cost was $4,033,034; the second had $3,749,426 and the third had $3,712,260.
